1st Quarter 2009 Land Sales Decline

First quarter sales (January 2009 - March 2009) shows continuing decline in land sales. With only 35 sales by REALTORS© in the Lynchburg MLS we are way off the 2006 first quarter high of 140 sales and down 58% from 2008 gross sales.

(2006 - 2009) First Quarter Sales

On March 31 the Lynchburg MLS has 1317 land listings with 982 being less than 6-acres. With this abundance of choices it is a great opportunity for the purchaser. There is opportunity to find something at your price. There is opportunity to find tracts with more amenities. There is opportunity to negotiate financing. This is a buyer’s market.

Louis L’Amoure said, “Some say opportunity knocks only once. That is not true. Opportunity knocks all the time, but you have to be ready for it. If the chance comes, you must have the equipment to take advantage of it.”
